Messolonghi is a journey that doesn’t end when you leave… it continues within you!

There are places that were not meant simply to be inhabited, but to test the limits of human life and dignity. Messolonghi is one of them—made sacred by self-sacrifice. The capital of the Aetolia-Acarnania regional unit, Messolonghi of the Exodus of the Free Besieged; Aitoliko, “the little Venice of Greece”; and Oiniades, with its important archaeological monuments, open up before us and captivate us with their natural beauty and their history reaching deep into the centuries. Messolonghi celebrates the 200-year anniversary with events throughout 2026 and invites us to visit—to pay homage, to taste it, to walk it, to swim, to take in its breathtaking nature and gastronomy, and to meet its wonderful, welcoming people.

Let’s start!

A Journey Through Messolonghi

Built between lagoons—mezzo-laghi, as the Italians called it—Messolonghi is one of the finest destinations for every season. As you pass through the stone gate and enter the town, you’ll be struck by the Greek flags fluttering everywhere. After all, the Sacred City has been identified with the Revolution of 1821 more than any other place.

A mosaic of experiences and sensations

The stroll continues at the city’s harbor, the sheltered marina with sailboats moored in place, the square with the Town Hall, and the pedestrian streets. Cafés and restaurants serving local specialties are everywhere.

We arrive in Messolonghi early, while the light is still soft and the town seems to be waking up quietly. We make our first stop at the Garden of Heroes. It isn’t just a walk; it’s a silent tribute. Among the memorials and the cypress trees, you realize that here the journey isn’t only geographical—it’s also inward. For accommodation, we choose a room at one of the many charming small boutique hotels or guesthouses in town, so we can feel its rhythm. Mornings begin with coffee by the lagoon, as the sun reflects on the water and fishermen return to their “pelades.” Next, we head to Aitoliko, the little islet connected to the mainland by two stone bridges. Time moves differently here. We wander the narrow lanes, breathe in the sea air, and try fresh fish at traditional tavernas. For a swim, we leave the lagoon behind and drive to the beaches of Louros or Dioni. Open, clear, with views over the Ionian Sea, they’re our summer reset. The water is clean, the landscape unpretentious, free of crowds and glamour.

A day trip to Oiniades is a must. Between ancient traces and fertile fields, we taste local flavors: eel, lagoon shrimp, Messolonghi bottarga, pies, and the region’s wine.
In the evening, back in Messolonghi, the sun sets slowly over the water. The town lights up discreetly, and as you walk, you feel that this place doesn’t say goodbye. It stays with you.

The Garden of Heroes

The first stop isn’t a “sight”. It’s a pause for remembrance. It was founded in 1830 by order of Governor Ioannis Kapodistrias. The wall that encloses it follows the line of the siege “fence” that Kioutachis so underestimated—and which became the grave of thousands of his soldiers. Walking along the broad stone paths through the gardens, you’ll see more than 50 monuments to Philhellenes and Greeks, the burial mound holding the bones of the unnamed heroes of the Exodus, and busts of Markos Botsaris, Alexandros Mavrokordatos, Dionysios Solomos, and Lord Byron, who died in Messolonghi in 1824.

200 Years Since the Exodus of the Free Besieged

Here, on the edge of the lagoon, in April 1826, the people of Messolonghi carried out the heroic “Exodus of Messolonghi”. Besieged by the Turco-Egyptian forces of Ibrahim and Kioutachis, they could no longer endure disease and hunger and made the hardest decision. During the Exodus, thousands of Greeks were massacred or taken captive. The Exodus of Messolonghi was a victory that changed the course of the Greek War of Independence and shocked Europe.

Messolonghi has a rare distinction: it is a city that –unlike all others– does not celebrate or honour any liberation. It honours its Exodus and its FALL. The FALL that liberated Greece.

In Messolonghi, the Philhellenes did not pass through as visitors—they put down roots. Lord Byron came to offer himself. Alongside him, other European intellectuals, benefactors, and fighters tied their fate to a small, besieged city that resisted.

Dionysios Solomos, without bearing arms, armed the language. From the shattering act of the people of Messolonghi were born the “Free Besieged”—one of the deepest poetic monuments of modern Greece.

Memory becomes image

Eugène Delacroix’s iconic painting Greece on the Ruins of Messolonghi, housed at the Museum of Fine Arts in Bordeaux, will be presented at the Xenokrateio Archaeological Museum of Messolonghi.

The exhibition is held under the official organization and supervision of the Hellenic Ministry of Culture.

At the Xenokrateio Archaeological Museum of Messolonghi, in collaboration with the National Historical Museum, two emblematic exhibits of exceptional historical significance will be showcased: David d’Angers’ sculpture The Daughter of Greece (also known as the Greek Girl), which formerly adorned the grave of Markos Botsaris in the Garden of Heroes, and the vestment of Konstantinos Xenokratis—the only surviving uniform of a member of the Sacred Band. These exhibits are directly tied to the historical memory of the Exodus and to Messolonghi’s identity, and the exhibition forms part of the official bicentennial program of the Ministry of Culture.

In collaboration with the National Gallery, the town will host the original painting “The Exodus of Messolonghi” by Theodoros Vryzakis, one of the most important works of 19th-century Greek historical painting. This landmark work captures, with dramatic intensity and national symbolism, the sacrifice of the besieged and stands as a foundational visual testament to the collective memory of the Greek Revolution.

Byron Society of the Sacred City of Messolonghi - International Research Center and Museum for Lord Byron and Philhellenism

A Beacon of Philhellenism in the Sacred City of Messolonghi

The Byron Society of the Sacred City of Messolonghi was founded in 1991 and serves as a hub of historical memory, research, and culture. A member of the International Confederation of Byron Societies, it strengthens Greece–UK ties; in 2025, its President and founding member Rodanthi Florou was honoured with an MBE (Member of the Most Excellent Order of the British Empire) by King Charles III.

The Research Center organizes international academic and student conferences, lectures, seminars, history-focused exhibitions, theatrical and musical events, and educational programs for students at all levels. It also carries out cultural exchanges and missions abroad, publishes historical guides, and develops collections dedicated to the Greek War of Independence and European Philhellenism.

The Museum, inaugurated in 2021, highlights Lord Byron’s life and lasting influence, presenting the Exodus of Messolonghi as a globally resonant symbol of freedom. In the waters of the lagoon

The "Pelades" of Messolonghi: The floating architecture of survival

They hover about half a meter above the water’s surface. The piles are made from swamp elms, resilient in water, and the supports are built from tamarisks—slender yet strong. In these huts, fishermen found shelter from sudden storms. Here, too, they gather in the evenings for ouzo and conversation—a tradition that endures as a living, functional part of modern life.

Exploring Messolonghi’s hidden treasures

Aitoliko, also known as the “Little Venice”, is built on a small islet in the middle of the lagoon and linked to the mainland by two stone arched bridges.

A boat trip by gaita or Canoe–Kayak in Kleisova

A watery oasis, a paradise for nature lovers. Travellers will feel the spellbinding stillness of this water landscape. In the Kleisova lagoon, kayaks glide silently through the channels, and the view unfolding before you takes you back to another era. If you have time, you can also experience fishing at the “pelades”, the fishermen’s traditional huts. Floating sightseeing routes are organized by boat or Canoe–Kayak to the small islets of Vasiladi, Komma, and Dolmas.

Birdwatching

Leaving the town behind, the route to Tourlida opens up to striking scenes. Slender herons and flamingos stand unhurriedly in the shallow waters.

In the embrace of the Salt Pans - The white treasure that seasons life

Mountain biking and hiking on Mount Arakynthos - The enchanting centuries-old oak forest

Centuries-old trees with thick trunks rise towards the sky, forming a natural cathedral where the sounds of the forest blend like a choir. After reaching the picturesque mountain village of Ellinika, we walk through a woodland of ancient broadleaf oaks, with woodpeckers, orchids, and mushrooms. The trail offers sweeping views towards the Ionian Sea and leads to a cave where the coenobitic Monastery of Agios Nikolaos Kremastos was founded in the late 10th century.

The Fraxos Forest, “a paradise on earth”

A true kingdom of trees, plants, and wildlife, just 30 kilometres from Messolonghi. The forest is significant not only for Greece; it is of global scientific interest and was designated in 1985 as a protected “Monument of Nature”.

Katochi

In Katochi, the ruins of a medieval tower survive, known as the “Koulia of Lady Vasiliki”. The tower is dated to the second half of the 14th century. The Acheloos River and the wetland it forms, Louros beach, and the Fraxos Forest are just a few examples of the area’s natural beauty—internationally recognised protected sites that serve as a refuge for the region’s rare flora and fauna.

Oiniades

The classical remains of the ancient city of Oiniades—its theatre, temples, fortifications, and the city’s shipyard—attest to the strategic importance it held in antiquity.

Art and tradition

A visit to the two traditional costume workshops in the area, those of Zoi Steliou (Messolonghi) and Nikos Plakidas (Katochi of Oiniades), will reward anyone interested in the folk tradition.

Sea and summer

Louros beach

A narrow strip of land separating the shallow waters of the Messolonghi lagoon from the Ionian Sea forms Greece’s longest beach, stretching for about 17 kilometres, and is protected under the Ramsar Convention for its uniqueness and its value as a habitat. Here you can enjoy the endless sand and deep-blue waters near the area’s beach bars, or in a more unorganised section of the beach, under the natural shade of the trees.

Dioni for swimming and kitesurfing

Dioni Beach, south-west of Katochi, part of the Messolonghi–Aitoliko Lagoon National Park, is considered one of the world’s best spots for kitesurfing.

When you start a building or renovation project in France, you’ll encounter several types of professionals ready to help. You might ask yourself, “Do I really need all these experts?” The right choice depends on your project objectives and legal obligations in France. Here’s how each role fits into the process and who does what.

ARCHITECT IN FRANCE

In France, “architect” is a protected title. Only professionals registered with the Ordre des Architectes may use it — a guarantee of rigorous training, ethics, and independence.

An architect’s mission goes far beyond designing beautiful spaces. From concept to completion, they shape your project as a coherent whole — architecture, interior layout, structure, and materials — while ensuring harmony between function and aesthetics.

They also handle key administrative and technical aspects: planning permissions, coordination of consultants, selection of contractors, contract management, and on-site supervision. At each step, the architect represents your interests, ensuring quality, transparency, and compliance.

By law, architects cannot have financial ties to construction companies — a safeguard that guarantees impartial advice and protects clients from conflicts of interest.

MAÎTRE D’OEUVRE / PROJECT MANAGER

A “maître d’oeuvre” (literally “project manager”) can sometimes perform roles similar to an architect and, confusingly, some architects also act as maîtres d’oeuvre. However, being a maître d’oeuvre is not a regulated profession in France. Their qualifications, services, and ethical standards may vary—some may just coordinate building works, while others offer design advice as well.

Key distinctions:

·       Unlike architects, maîtres d’oeuvre are not legally required to act independently from construction companies.

·       Only registered architects can submit building permits for new houses larger than 150 square meters. For smaller projects, a maître d’oeuvre may be sufficient, but for larger or more complex builds French law requires an architect—at least for the design and permitting stage. ARCHITECTE D’INTÉRIEUR / INTERIOR DESIGNER

Despite the similar-sounding title, an “architecte d’intérieur” (interior designer) is not an architect in the legal French sense. Interior designers cannot carry out structural changes or manage urban planning permissions if an architect is required by law.

When should you use an interior designer?

If your project focuses on layouts, atmosphere, color schemes, materials, or selecting furnishings but does not require structural construction or official permits, an interior designer is a suitable choice. Some interior designers may even offer project management services, overseeing renovation and installation works on site to ensure everything is completed according to your vision.

It is important to remember that interior design is not a regulated profession in France. As a result, interior designers are not required to maintain independence from construction companies and may have financial relationships with the contractors they recommend.
CONSTRUCTEUR DE MAISONS INDIIVIDUELLES / BUILDER

In France, a “constructeur de maisons individuelles” is a builder who manages new home construction projects from initial plans to completion. Many clients are drawn to this approach because it is straightforward:

·       The price and schedule are agreed upfront in a contract called the CCMI (Contrat de Construction de Maison Individuelle).

·       One single contract covers the entire project, from bare land to move-in ready house.

Important limitations:

·       The design phase is generally basic, often limited to selecting from a catalogue of standard models with some minor customization.

·       Builders operate independently from your choice; you accept the companies they appoint.

A Basic U.S. Tax Compliance Guide for Investing Through a Delaware Limited Partnership (For non-U.S. investors)

Financial investments through U.S. limited partnerships are common, and they are often used to access private equity, real estate, private credit, and other strategies that are typically less accessible to individual investors. Thanks to the flexibility of U.S. entity law, many of these investment vehicles are structured as limited partnerships formed in Delaware (a “Delaware LP”). These partnerships generally operate as pooling vehicles (often effectively “unregulated funds”) that raise capital from investors worldwide and allocate income, gains, deductions, and credits to partners under the U.S. “pass-through” tax regime.

In a typical structure, investors acquire limited partner interests, while the investment manager (or an affiliated entity) serves as the general partner. Under Delaware law, limited partners generally benefit from limited liability, while the general partner has broader management authority and bears responsibility for the partnership’s obligations (subject to the specifics of the structure and agreements). The limited partnership agreement is critical: it governs economic allocations, distributions, and many investor rights—often with significant flexibility—so it should always be reviewed carefully before investing.

Do non-U.S. investors always have to file a U.S. tax return?

It depends.

Because a partnership is generally treated as a pass-through entity for U.S. federal income tax purposes, each partner is typically treated as earning its share of the partnership’s income. The key question is whether the partnership is considered engaged in a U.S. trade or business (USTB). If it is, the partnership’s income is often effectively connected income (ECI), and a non-U.S. investor will usually have a U.S. filing obligation:

  • Nonresident alien individuals: typically file Form 1040-NR

  • Foreign corporations: typically file Form 1120-F

If the partnership is not engaged in a USTB, non-U.S. investors may have no U.S. return-filing obligation, because the partnership’s income may be:

  • Foreign-source income (generally not taxable to a foreign person for U.S. purposes), or

  • U.S.-source FDAP income (e.g., certain interest/dividends/royalties), for which tax is typically collected via withholding at source (often 30%, subject to treaty reductions).

How can a non-U.S. investor know whether a U.S. return is required?

The primary document is Schedule K-1, which reports each partner’s share of the partnership’s tax items for the year. Many partnerships also provide Schedules K-2 / K-3 when international tax items are present.

Timing note: partnerships generally must furnish K-1s to partners by the due date of Form 1065 (often March 15 for calendar-year partnerships), but partnerships can extend their filing deadline (often to September 15), which can also affect when K-1s are delivered.

What to look for:

  • If the K-1 shows ordinary business income (loss) and the underlying activity is treated as ECI, that is a strong indicator a U.S. return is required.

  • The “U.S. vs foreign” character of items can sometimes be clarified in supplemental statements or, where applicable, Schedule K-3.

  • Special situations can change the analysis (for example, certain U.S. real estate structures and dispositions can trigger distinct withholding and filing rules), so professional review is prudent—especially when the partnership invests in U.S. real property.

Also, if the partnership has ECI allocable to foreign partners, it is generally required to withhold under Internal Revenue Code Section 1446 at the applicable highest rate (often cited at 37% for individuals and 21% for corporations, depending on the year and facts). This withholding is often a practical “red flag” that a return filing will be needed to reconcile the final tax liability.

What is the filing deadline for Form 1040-NR (if a return is required)?

The deadline depends on whether the nonresident alien had U.S. wages subject to withholding:

  • If you had U.S. wages subject to withholding: generally April 15 (for calendar-year taxpayers).

  • If you did not have U.S. wages subject to withholding: generally June 15 (for calendar-year taxpayers).

An extension to file is typically available (commonly via Form 4868 for individuals), but an extension to file is not an extension to pay.

Do you need to file even if the Delaware LP allocated a loss?

Often, yes.

If the partnership is engaged in a U.S. trade or business and allocates ECI items to a foreign partner, filing may be required even if the net result is a loss. Filing can also be beneficial because properly reported losses may be available to offset future income (subject to limitations and the taxpayer’s facts). If you don’t file when required, you can lose strategic positions (e.g., loss of deductions against future taxable income) and potentially expose yourself to compliance issues.

How can a non-U.S. investor obtain an ITIN?

A nonresident alien who must file a U.S. federal income tax return and does not qualify for an SSN will generally need an ITIN (Individual Taxpayer Identification Number).

A common approach is:

  • File Form W-7 together with the Form 1040-NR (typically by mail), unless you qualify for an exception that allows a standalone W-7.

  • Provide required identification documentation. The IRS generally requires either the original passport or an acceptable certified copy (e.g., certified by the issuing agency), unless you use a Certifying Acceptance Agent (CAA) who can verify documents and help you avoid mailing original passports.

How can a non-U.S. investor receive a refund from the IRS?

Refund situations are common when withholding exceeds the investor’s actual U.S. tax liability—often in real estate and ECI contexts due to high withholding rates. To claim a refund, the investor typically files the required return (e.g., 1040-NR) and reports the withholding as a prepayment.

From a practical standpoint:

  • Having a U.S. bank account is strongly recommended to avoid common mailing issues related to checks;

  • Some U.S. banks may allow remote account opening with an ITIN, depending on their onboarding policies and the investor’s profile.

Summary

·       Delaware limited partnerships (LPs) are commonly used as pooling vehicles for foreign and domestic investors to access U.S. private equity, real estate, and private credit, with profits/losses generally passed through to partners.

·       Non-U.S. investors file a U.S. return only in certain cases: the key trigger is whether the LP is engaged in a U.S. trade or business, which can create effectively connected income (ECI) reportable on Form 1040-NR(individuals) or Form 1120-F (foreign corporations).

·       If the LP is not engaged in a U.S. trade or business, income is often foreign-source (generally not taxable to foreign persons) or U.S.-source FDAP (generally handled via withholding at source), so a U.S. return may not be required.

·       Investors usually determine their reporting position by reviewing the annual Schedule K-1 (and sometimes K-3), which breaks out the partner’s share of income items and their character.

·       Refunds can arise when withholding on ECI exceeds actual tax; filing the U.S. return is how the investor claims a refund.

Buying a property in France is exciting — but if you’re not familiar with the hidden costs, it can also be a bit stressful. Let’s go through them in detail.

Property purchase costs in France

The price of a property naturally depends on its location and type. 

Dynamic coastal cities like Nice, Biarritz, or Bordeaux are very popular, so prices for houses are relatively high — starting around €5,000 per square meter and climbing much higher for luxury properties. On the other hand, rural areas like the picturesque Dordogne or Lot-et-Garonne can offer a beautiful country retreat for much lower prices.

One important detail: check whether the price stated by the seller includes realtor fees. Sometimes, these fees are charged to the buyer, and sometimes to the vendor. Also, look at energy performance diagnostics (DPE), which can affect both comfort and running costs.

Notarial charges in France

Notarial charges, or “frais de notaire,” are set by the French government and depend on a several factors:

- Location of the property: rates can slightly vary from one department to another.

- Property purchase cost in France: the higher the price, the lower the percentage for notarial charges

- Type of property: new houses generally have lower rates than resale properties or vacant land.

Some websites let you estimate notarial charges quite accurately. A reliable one is: ANIL Notarial Fees Calculator 

Example: if you buy a resale property for €1,000,000 in Alpes-Maritimes (Nice, Cannes, Antibes, Roquebrune-Cap-Martin), notarial charges will be around 7% of the property price. In Biarritz or Paris, they can reach about 7.5%. For a new property, expect around 2% in most of France.

Realtor fees / real estate commission

Unlike notarial charges, agency fees are not controlled by the government, so they can vary quite a lot. Typically, they are calculated as a percentage of the purchase price and range between 3% and 8%.

Tip: When dealing with a French agency, clarify upfront if the fees are included in the price or added on top. This avoids surprises later.

Taxes

Once you own the property, you’ll need to pay:

- property tax (taxe foncière): an annual tax paid by the owner.

- Residence tax (taxe d’habitation): applies only if your villa is a secondary residence

- IFI – Impôt sur la Fortune Immobilière: due if the net value of your French property exceeds €1,300,000.

Tip for foreign buyers: Tax rules can be confusing if you’re not French-resident. Consider speaking with a French accountant experienced with international clients.

Property insurance

Your property must be insured from day one. At minimum, you’ll need home insurance (“assurance habitation”). Depending on your needs, additional coverage may be necessary — for example, natural disaster insurance if your villa is in a flood-prone or coastal area.

Condominium fees

If you’re buying an apartment in a co-owned building, condominium fees will also apply.

Construction / Renovation

If you plan to renovate or build on your new property, be aware that there will be many costs involved.

When you start a construction project in France, one of the first questions that comes to mind is whether hiring an architect is truly necessary — or if you can do without one. Let’s look at this question from three perspectives: legal, economic, and qualitative.

Legal perspective

In France, any project that requires a building permit (permis de construire) must, in principle, be designed by an architect.

From the legal point of view, any project that requires a building permit in France must be carried out by an architect.

But there are exceptions. You don’t need an architect if you’re a private individual building for yourself and your floor area is under 150 square meters (about 1,614 square feet). If it’s an agricultural building, the limit goes up to 800 square meters of floor area or building footprint. And if you’re planning an agricultural greenhouse, good news: you’re free to go ahead without an architect unless it exceeds 2,000 square meters.

Also, if your project is just interior modifications that aren’t visible from the outside, you don’t have to hire an architect.

Economic Perspective

From the economical point of view, it’s a double-edged sword.

On one hand, an architect represents a cost. In France, their fee is usually calculated as a percentage of the construction cost. The more expensive the project, the lower the rate — typically around 10–15%.

On the other hand, working with an architect gives you more freedom in choosing construction firms. What you spend on an architect can often be balanced by savings in construction, because all the solutions are optimized and you can create competition among contractors — unlike when you go through a builder (constructeur de maisons individuelles), where options are more fixed.
